How do I apply for a rental?
All of our applications are done online. Simply find the available rental on our website and follow the link to Apply. You can also watch our “How to Apply” video, which provides step-by-step instructions. It is simple, fast, and safe!

How long does the application process take?
We work to get you an answer as quickly as possible. The faster you are able to provide the requested documentation, the better. Keep in mind that some of the information we verify comes from outside sources, such as your employer and
current/prior landlord.

How much does it cost to apply?
Our application fee is $85.00 for each adult who will be living in the property. We do a background check, credit check, nationwide eviction search, employment verification, and prior rental verification. We also have minimum income and
credit score guidelines. You can get more information on our rental criteria from the
Resources and Tools area.

How long are your leases for?
Our standard lease term is for 12 months but can vary based on specific circumstances.

Do you allow pets?
Pets are allowed on a case-by-case basis and are also subject to owner approval. Aggressive breeds are not allowed. When pets are allowed, a separate pet application is required. A $300.00 non-refundable pet fee will be assessed (upon
lease approval). In addition, a separate deposit and monthly pet rent may apply. Please ask us for pet details on the property you are interested in.

How much money do I need to move in?
To move in, you will need to provide a cashier's check or money order (personal checks and credit/debit cards cannot be accepted) for the first full month's rent along with any prorated amount, security deposit, lease administration fee of
$195, and any pet fees (if applicable).

When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, and appliances. All carpets should be professionally shampooed. Gutters should be cleaned
out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all planting beds should be free of weeds. Download our Move Out

Who do I call for maintenance and repairs?
The fastest way is to submit a maintenance request online through your Tenant Portal. You can also call our main office at
813.864.9515 and choose option 3. This will connect you to one of our maintenance coordinators. Either way, we will
help troubleshoot the problem and determine the appropriate course of action. For calls after hours and on weekends or holidays, we will dispatch a technician if it is an emergency.

Can you help me purchase a home?
Yes! In some situations, it may be possible to purchase the home you are currently renting. If so, we can help guide you through the process. If not, we have a dedicated team who can assist you in finding the perfect home. Speak with your
